Initial contractBasic Inspections
EXTERIOR
- Ensure that all doors and windows are locked to help guard against break-ins
- Check exterior for single family homes
- If applicable, check condition of pool & landscaping
- Water plants if instructed
INTERIOR
- Check entire property for signs of water leaks, structural damage
- Check for visual signs of mold and mildew
- Visual inspection for insects/rodents
UTILITIES
- Verify A/C and hot water heater are working properly and not leaking
- Replace A/C filter if needed
- If client has not turned off main water valve, run faucets and flush toilets – inspect for any leaks
- Check bulbs and electric panel if power to any lights is out
MISCELLANEOUS
- Remove door hangers/fliers
- Put contents of mailbox inside property
- Start & run car(s)
DOCUMENTATION
- IMMEDIATE reporting to Client of any abnormalities found
- Send an email summary with photos
VENDORS
- Meet with Vendor for repairs if necessary
Emergency Services
When you need us to respond to an alarm, police activity or anything that needs immediate attention, we will be there for you. If during an inspection we notice something that requires immediate attention that we can take care, we will do it and charge hourly with your approval.
Additional Trip
If you need us to check on anything outside of the standard inspection or for any minor repairs needed requiring a trip to an off-property location, we will make the trip for you. Also, if you would like us to pick up groceries so that you won’t have to run out after returning home, we will go to Publix or any other store for you.
Contractor Watch Services
Do you have a need for a contractor to come to your property for a repair or home improvement and you can’t be there? Let Snowbird Property Care be there for you. We can meet your contractor and let them into the property, oversee the work, and lock up when they leave. For only $25 per hour, we will be there so you don’t have to leave work or cut your vacation short. Just make your appointment with the contractor and contact us with the details and we will be there for you.
Rates
Weekly – $20 per Inspection*
Less than Weekly – $35 per Inspection*
* Above rates are based on a 2-Bedroom home or condo. For each additional bedroom, add $5.00 to the base rate. There is no minimum number of inspections required. Payment is required in advance based on anticipated number of inspections each month.
